It’s a miracle more homes weren’t damaged or destroyed. The homes and campground and RV spots are so close together. She said it was total chaos and people were panicking and racing to get out of the campground because the fire was spreading so quickly. My Sister was home inside the campground when the fire began. Homeowners of damaged and destroyed homes are now suing adjoining homeowners to get their homes repaired or rebuilt. If you don’t have a mortgage on your home, hazard insurance is not required. After the fire, it was revealed in the Myrtle Beach newspaper homeowners inside campground don’t maintain hazard insurance on their homes. There was a massive fire inside the campground in July 2020 that totally destroyed about 5 homes and badly damaged 12 other homes. Yes, they must get a visitor pass to make a repair at your home or tow your vehicle or pick up your golf cart for repair. If you need home repairs done or a vehicle towed or a repair person to come to your home, they must be vetted & approved by Ocean Lakes beforehand or they can’t enter the campground. No trees or foliage inside the campground is allowed to be trimmed or cut down without Ocean Lakes approval in writing. Flood & wind insurance in addition to hazard insurance is required if you buy home in the campground. About 8 years ago, they were $75 a car sticker. You must also pay for an annual sticker to go on each of your cars and RV. The street you live on, the size of your lot, the size of your home, the amount of trees on your lot, determine your annual increases. The increases are not the same for each homeowner. You’re at the mercy of the family who owns Ocean Lakes as to how much your annual land rent and fees increase. If you love super crowded places and packed in a location like sardines, Ocean Lakes Campground is for you! If you don’t mind paying land rent monthly for as long as you own your home inside the campground, Ocean Lakes is for you. I didn’t feel safe crossing Hwy 17 in a golf cart. We had to cross three lanes of traffic on each side of Hwy 17 to get back inside campground. My Sister had to come get me in her golf cart. There was no room in my Sister’s driveway to park my car so I had to park outside the campground across the road at Walmart parking lot. The higher number of visitors inside campground, the longer the process takes. Visitors must check in at visitor center and get a visitor pass. I visited my Sister twice at her home inside the campground. Pets are supposed to be on leashes but as you walk around or drive around inside the park, you see dogs everywhere not on leashes.
Cars & RV campers constantly get hit and dinged by golf carts.

The golf carts are everywhere and the drivers don’t obey speed limits or rules of the road plus they’re out on the roads all night. You see kids as young as 8 years old driving golf carts. There are written rules regarding the golf carts but it doesn’t appear they’re enforced by park personnel. In the spring, summer and fall, it’s total chaos within the campground due to the number of vacation renters and owners inside campground. My Sister must get approval before making any modifications in her yard or to the exterior of her home. The rental must be approved beforehand by certain personnel of Ocean Lakes and Ocean Lakes gets a portion of the rental income. On occasion, my Sister will rent her house out to a third party. They had to pay quite a few costly fees upfront and at loan closing to Ocean Lakes in addition to the seller of the home. My Sister and brother-in-law had to be approved by the family who owns Ocean Lakes before they could move forward with the mortgage process. Only one bank in Myrtle Beach, Coastal Carolina National Bank, will approve a mortgage of this type. I personally think it’s crazy to buy a home for $400,000 as my Sister did but can never own your land. You lease the land in a ground lease (similar to a lot in a trailer park). You purchase the house but you can never own the land.
